Massachusetts General Laws (Chapter 188) allows homeowners to obtain "an estate of homestead" in the home they occupy as their principal residence. This estate of homestead exempts up to $500,000 in the value of the home from certain creditors. Would you like Heney & Associates, LLC to prepare and record a Declaration of Homestead for you for $100.00?
We will be required to obtain on your behalf a lender’s policy of title insurance. We strongly suggest that you obtain an Owners policy of title insurance to protect yourself from title defects that may not have been discovered or corrected prior to this closing. Please contact our office to discuss the premium for your particular policy. There are Standard and Enhanced Policies available. Please visit First American and Old Republic for more information. We will obtain a STANDARD owner’s policy on your behalf unless you notify us otherwise.
Please bring two (2) proofs of identification to your closing. We will also need photocopies of each for our records.
